Maintenance Specialist

Job Overview:

We are seeking a full-time Maintenance Supervisor & Warranty Specialist to lead and manage maintenance operations across our residential and commercial property portfolio. This dual-role position is responsible for hands-on maintenance work, warranty coordination, and supervision of maintenance activities to ensure properties remain in top condition.

The ideal candidate is highly organized, detail-oriented, and thrives in a fast-paced environment. You will proactively handle maintenance challenges, coordinate repairs, and maximize warranty benefits while working closely with the property management and construction teams. You will also support the training of a Junior Superintendent and participate in an on-call rotation for emergency maintenance requests.

Essential Duties & Responsibilities:

Warranty Management:

  • Track and maintain comprehensive warranty databases for all properties under management
  • Coordinate warranty claims for appliances, HVAC systems, roofing, plumbing, electrical, and other building components
  • Communicate with manufacturers, contractors, and warranty providers to ensure timely resolution of covered repairs
  • Document warranty status, expiration dates, and claim histories for each property
  • Negotiate warranty extensions and renewals when beneficial
  • Maintain detailed records of warranty documentation and correspondence
  • Identify opportunities to maximize warranty coverage and cost savings

Residential Property Maintenance:

  • Coordinate maintenance requests and property repairs for apartments, single-family homes, and multi-family complexes
  • Conduct regular property inspections to ensure quality standards
  • Manage relationships with trusted contractors and service providers
  • Respond to tenant maintenance emergencies and routine requests
  • Oversee make-ready processes for unit turnovers
  • Maintain inventory of common maintenance supplies and equipment

Commercial Property Maintenance:

  • Coordinate maintenance and repairs for retail, office, and mixed-use commercial properties
  • Manage vendor relationships for specialized commercial equipment and systems
  • Ensure compliance with building codes and safety regulations for commercial spaces
  • Coordinate with commercial tenants regarding maintenance needs and scheduling
  • Oversee preventive maintenance programs for commercial HVAC, electrical, and plumbing systems

General Maintenance Duties:

  • Obtain multiple quotes for major repairs and improvements
  • Track and analyze maintenance costs and warranty savings
  • Maintain accurate maintenance records and documentation
  • Handle emergency maintenance calls after hours and weekends as needed
  • Assist in property improvement projects and renovations
  • Coordinate seasonal maintenance preparations across residential and commercial properties

Education & Experience:

  • High school diploma or equivalent; Associate’s degree in Facilities Management, Construction Management, or related field preferred
  • 2+ years of property maintenance experience, with demonstrated experience in warranty coordination
  • Experience with residential and commercial property types preferred
