Job Overview:

The Property Manager’s primary focus is on residential property management while also dedicating time to commercial and ranch properties. This role plays a critical part in overseeing a diverse portfolio, requiring a dynamic individual who thrives in a fast-paced environment and proactively handles challenges across different property types.

Essential Duties & Responsibilities:

Residential Property Management:

  • Manage day-to-day operations of residential properties, including apartments, single-family homes, and multi-family complexes
  • Oversee tenant relations, including lease negotiations, move-ins/move-outs, and conflict resolution
  • Implement and maintain strong tenant screening processes
  • Coordinate maintenance requests and property repairs
  • Conduct regular property inspections to ensure quality standards
  • Monitor and enforce lease compliance

Commercial Property Management:

  • Oversee operations for retail, office, and mixed-use commercial properties
  • Manage commercial tenant relationships and lease agreements
  • Coordinate with vendors and service providers for maintenance and improvements
  • Implement strategies to maximize property value and minimize vacancies
  • Ensure compliance with building codes and safety regulations
  • Interface with commercial tenants to address concerns and maintain satisfaction

Ranch Property Management:

  • Oversee operations and maintenance of ranch properties
  • Coordinate with agricultural specialists and ranch hands as needed
  • Manage livestock-related facilities and infrastructure
  • Oversee land management practices and conservation efforts
  • Maintain ranch roads, fencing, water systems, and other infrastructure
  • Coordinate with recreational users or hunting lessees when applicable

General Management Duties:

  • Develop and manage property budgets and financial reporting
  • Track and analyze property performance metrics
  • Implement marketing strategies to attract and retain quality tenants
  • Ensure compliance with all relevant laws and regulations
  • Maintain accurate records and documentation
  • Assist in property acquisitions and development projects as needed

Education & Experience:

  • Experience in Property Management is required. Business Administration, or related field
  • 2+ years of property management experience, with demonstrated experience in at least two of the three property types (residential, commercial, ranch)
  • Current real estate license or property management certification
  • An equivalent combination of education and experience

Working Environment & Physical Requirements:

This position requires regular sitting, walking, standing, reading, seeing, speaking, hearing, listening, organizing, interpreting data and information, operating office equipment, typing using a computer keyboard, viewing a computer screen monitor, and use of a telephone. The working environment consists of an indoor and climate-controlled setting with regular travel to managed properties required. Valid driver’s license and reliable transportation required.
